For the purpose of real estate disposal
(buying, selling, hiring, renting, etc.), you can place an appropriate
application on the website of our company. To do this, it is necessary to
familiarize yourself with the main terms and conditions of our company and in
case of approval, confirm the readiness to fulfil your obligations. In these
terms and conditions, the property management company “Uni Group” is referred
to as the "Realtor, and the authorized
person is referred to as the "Customer".
Rights and obligations
of the "Realtor ":
· To carry out consultations for the
"Customer" on real estate, in regard to the legal registration of the
deal and registration issues in the public register;
· To provide the persons interested in
(hereinafter referred to as the «Third Person»)
the application of the «Customer», with full
information on the terms and conditions of the “Customer”,
carry out negotiation with them to support execution of the relevant agreement
(hereinafter “Agreement”) between the “Customer” and
the "Third
Party" of the relevant agreement (hereinafter" the
Agreement ");
· To ensure the transparency of the process
of negotiations between the "Customer" and
the "Third
Party", and in case of reaching an agreement, take part in
the process of legalizing the "Agreement";
· In order to satisfy the requirements of
the "Customer",
to use the means allowed by the law only;
· To act in accordance with the interests of
the "Customer";
Rights and obligations of the "Customer":
· To provide the “Realtor” with
accurate information about the parameters and status of a real estate.
· To conduct negotiations
with the
"Third Party" presented by the "Realtor", only
through the "Realtor" and the "Contract" should be made
only in the presence of the "Realtor" (this
applies both to the "Customer" and
to those persons who are in business or / and sibling connections with
him/her).
· In case of signing the "Agreement" with
the "Third
Party" represented by the "Realtor", the
"Customer" is obliged to pay to the "Realtor" the
cost of services, which is determined in accordance with the generally accepted
procedure established on the market:
a) in case of transfer of immovable
property in temporary use (rent, hiring, etc.) - in the amount of value for one
month;
b) in case of transfer of ownership right
to real estate (purchase, sale, exchange, etc.) - in the amount of 3% of the
transaction value;
